Toronto, June 26, 2026 – The Greater Toronto Area (GTA) real estate market is showing signs of transitioning toward stabilization after a period of intense volatility. New data released today reveals a benchmark home price of $946,500 – a 6.7% year-over-year decline, but a modest 0.3% month-over-month increase. While prices remain significantly above pre-pandemic levels, the current trends suggest a shift away from the frenzied bidding wars of recent years.

The 37% sales-to-new-listings ratio firmly places the GTA market in a buyer’s territory. This indicates that there are more homes available than buyers actively seeking them, giving buyers greater negotiating power. However, despite this favorable position for buyers, the market isn’t collapsing; instead, we’re witnessing a gradual cooling effect.

Single-Family Homes Outperform, HST Rebate Fuels Demand

A significant divergence is emerging within the market. Single-family homes are demonstrating stronger performance than condominiums, largely driven by the enhanced Home Buyers’ Amount (HBA) HST rebate program for new construction. This program, recently expanded by the provincial government, provides a substantial tax credit for first-time homebuyers purchasing new homes, effectively reducing the upfront costs and boosting demand for newly built properties.

“The HST rebate is a game-changer for new construction,” explains Sarah Chen, Senior Real Estate Analyst at Dominion Forecasting. “It’s making new single-family homes far more affordable and attractive to potential buyers, which is directly contributing to their increased demand and price growth.” Chen estimates that the rebate is adding approximately 5-7% to the appeal of new homes.

Condo Market Faces Increased Pressure

Conversely, the condo market is grappling with increasing supply and a lack of urgency among buyers. The already high inventory levels are putting downward pressure on prices, particularly in the downtown core. New condo developments are continuing to come to market, further exacerbating the supply issue.

“The condo market is feeling the pinch,” states David Miller, Principal Broker at Miller Realty Group. “We’re seeing a surplus of units, and buyers are becoming more discerning. The HST rebate simply isn't having the same impact on the condo sector because it’s primarily focused on new detached homes.” Miller anticipates that condo prices will continue to soften in the coming months, particularly for units in less desirable locations.

Mortgage Rate Impact & Market Outlook

Variable mortgage rates currently sit at 3.3%, while a 5-year fixed rate averages 4.09%. These rates, while elevated compared to the historic lows of 2023, are contributing to a more cautious approach from buyers. Higher interest rates are decreasing affordability, further impacting demand across the board. Despite the slowdown, real estate experts remain cautiously optimistic.

“We’re not expecting a crash,” asserts Chen. “The GTA housing market has proven remarkably resilient. However, a period of stabilization and modest price adjustments is likely, especially in the condo sector. The single-family market, supported by government incentives, will likely remain a bright spot.” Miller echoes this sentiment, adding, “The market is shifting, not collapsing. Buyers who are patient and strategic will find opportunities, but those expecting rapid price appreciation are likely to be disappointed.”
